The Workplace (Health, Safety and Welfare) Regulations 1992—Maintenance of workplace, and of equipment, devices and systems: 5.—(1) The workplace and the equipment, devices and systems to which this regulation applies shall be maintained (including cleaned as appropriate) in an efficient state, in efficient working order and in good repair. (2) Where appropriate, the equipment, devices and systems to which this regulation applies shall be subject to a suitable system of maintenance. This requires that regular maintenance (to suppliers/manufacturers recommendations) is carried out at regular intervals, identifying dangerous defects to be remedied, and keeping suitable records.
Electric Power Operated Doors—Regulation 6 of The Provision and Use of Work Equipment Regulations 1998 (PUWER): “Employers must ensure work equipment is maintained in an efficient state, in efficient working order and in good repair”. “Every employer should ensure where any machinery has a maintenance log, the log is kept up to date”. This section lays stress on the need for the personnel to be carrying out the maintenance work to be adequately trained.
Fire Exit and Compartment Doors—Regulation 6, Part II of the Fire Precautions (Workplace) Regulations 1997: “ Where necessary in order to safe-guard the safety of employees in case of fire, the workplace and any equipment and devices provided in respect of the workplace under regulations 4 and 5 shall be subject to a suitable system of maintenance and be maintained in an efficient state, in efficient working order and in good repair.” Regular door and roller shutter maintenance is vital. Not only does it assist in identifying potential problems which can be easily rectified, it is also a legal requirement.
